First Time Home Builder
Jackie and Sue are first time home builders who recently completed their beautiful log sided home Firefly Nights. Their advice: “Be patient with the process and yourself, especially if you have never built a home before. We had to make decisions that never occurred to us like: which way should each door open; what color of door hardware do we want; where do we want the light switches and outlets; who knew there were so many light bulb types and sizes!. After awhile, why do all of the ceiling fans at Lowe’s look alike? We had no downtime during our visits to the Cove while the build process was happening and spent a great deal of time at Lowe’s.“
“Selecting our builder was the most difficult and time consuming task of the whole project. We interviewed builders based on recommendations and twice prior were ready to sign a contract. However, issues came up that stopped the process. At that point we were willing to try one more time. Fortunately, Jeff Everett (Carefree Cove resident realtor) referred us to Woodland Construction, LLC and after interviewing the owner, viewing his finished houses, and receiving positive feedback from the lenders who knew him and past customers, we signed a contract.“
- Interview several builders and make sure to see their projects in different phases to compare quality of workmanship.
- Ask the builder how many employees they have versus how many subcontractors they use and how many projects they have going at any given time.
- Make sure the builder plans to keep the lines of communication open and doesn’t mind if you need to contact them and/or meet on a weekend (if building from a distance).
- Interview past customers and be frank with your questions and concerns. One question we always asked was “would you have the builder build your next house?”
“The biggest challenge was to find the right builder who not only could produce the type of finished product we wanted, but also had the right personality to work with first time home builders. Another big challenge was changing the initial vision we had to what could fit on our lot and fit in the budget as well as meet our needs.“
Unexpected Challenges: “Unfortunately we had quite a bit of rain during the build process which led to obtaining an extension from the Community Association Board and the lender. Additionally we were quite disappointed to find out we could not have a garage, but for now we are pleased with the parking pad.“
